How it works

Three steps, run automatically.

01
We scan every new listing
Each morning we check every property newly for sale in Perth against zoning (R-Codes), lot size, frontage, driveway access and easements.
02
We rule out the ones that won’t work
Frontage too narrow, no driveway access, a house in the wrong place — whatever kills it. What survives lands on a map and a filterable list, with the reasoning shown.
03
It’s on your desk before the afternoon inspections
Your noon email, every day — address, R-Code, lot yield, and why. Forward it to the client as it is. Timed for after the morning’s listings land, so it’s the whole day, not half of it.

The Perth opportunity

Supply was never the constraint.

Knowing which listing qualifies, before it’s under offer — that’s the constraint.

Perth’s medium-density infill policy has pushed R-Code upzoning through dozens of established suburbs, turning ordinary quarter-acre blocks into legitimate two- and three-lot subdivisions. New candidates list every week.

We’re Perth-only by design. One market, checked properly, beats a shallow national tool checked poorly.

FAQ

Common questions.

What happens if I cancel my subscription?
Cancel anytime from your account — there’s no lock-in contract or notice period. You keep access until the end of the billing period you’ve paid for, and you won’t be charged again.
Will this actually turn up briefs I can work?
Perth’s medium-density infill policy has upzoned huge numbers of established suburbs, so subdividable sites list every week across the metro area. We stay Perth-only so every listing gets checked properly, rather than spreading thin across cities.
Can I put this in front of my client?
Yes. Every assessment cites the R-Code and control it’s checked against, so it stands up in a conversation with a client — or their planner. It isn’t advice, and we say so. It’s the homework, done.
Does this replace what I do?
No — it replaces the tab-opening. The assessment tells you which listings are worth your time. What the client does with a qualifying block is still your job, and still the part you’re paid for.
How accurate is the zoning and regulation data?
We use publicly available council and state planning scheme data, updated on a regular cycle. Planning rules can change, so always confirm final subdivision potential with your local council or a licensed town planner before purchasing.
Why is this only available in Perth?
We’d rather do one market properly than many markets shallowly. Perth is our home market and where the data pipeline is most mature — other cities may follow.
What do I get for free?
A full subdivision assessment on one address of your choosing — zoning, lot size, the checks it passes and fails, and how many lots it could yield — shown on the map and emailed to you. No account, no card. What it doesn’t include is the map of every subdividable parcel in Perth, the for-sale listings that match, or the daily email; those are the paid plans.
Should I choose the subscription or the one-off report?
If you’ve got live subdivision briefs on the books, the $99/month email is built for you — every new qualifying listing, by noon. If it’s one client and one brief, the $29 snapshot covers that.

Get your Sunday back.
